The LA wildfire help hub
Everything Los Angeles renters and property owners need after the wildfires, in one place — every important phone number (tap to call), your rights, rent and deposit rules, insurance, FEMA and rebuilding help. Educational information, not legal advice.
If the fires affected you, you’re not alone
The January 2025 wildfires — including the Palisades and Eaton fires — touched many Los Angeles households, renters and owners alike. A wide network of help is in place, and this hub gathers it in one calm, practical spot. Because state and local emergencies remain in effect, important protections stay active too (including limits on how much rent can go up). Everyone’s situation is different, so please confirm current details with the agency before you act — declarations and deadlines can change.

For renters
Rent can’t be gouged
Penal Code §396 caps increases at 10% during the emergency, on renewals and new listings alike. Report gouging to the CA Attorney General (800) 952-5225.
Your lease & deposit
- Unlivable unit? Civil Code §1933/§1942 can end or suspend rent.
- A landlord can’t keep your deposit for fire damage you didn’t cause.
- Evacuating isn’t abandoning your tenancy.
For owners
Stay compliant on rent
Keep any increase within the §396 10% cap — including re-listings. RSO and AB 1482 limits still apply on top.
Damaged units & tenants
- An uninhabitable unit may end the rent obligation; handle the deposit and prorated rent correctly.
- No-fault displacement can trigger relocation assistance.
Rebuilding & property help
- LADBS (888) 524-2845 — permits & debris
- SBA (800) 659-2955 — repair loans
- LA County Assessor — property-tax calamity relief
