How much can my landlord raise my rent in Los Angeles in 2026?
It depends which rule covers your unit. Under statewide AB 1482 the LA-area cap is 8.7% (Aug 1, 2026–Jul 31, 2027). The City RSO uses an LAHD-published percentage (banded 3%–8%). The county RSTPO (unincorporated areas) allows 1.919%.
How much notice must my landlord give before a rent increase?
Under California Civil Code §827, 30 days if the cumulative increase over 12 months is 10% or less, and 90 days if it is more than 10%. Add 5 days if it is served by mail.
How do I know which rule applies to my apartment?
First, find whether you are in the City of Los Angeles, an unincorporated county area, or another city. In the city, a building with 2+ units built on or before October 1, 1978 is usually under the RSO. Unincorporated areas use the RSTPO. If neither applies, AB 1482 almost always does.
