NYC rent notice generator

Fill in the details and download a correctly-dated New York notice. We compute the required advance notice — 30, 60, or 90 days under RPL §226-c — so the effective date is right.

This tool produces a template, not legal advice. Service rules are set by New York law (RPL §226-c, RPAPL §711); many landlords have an attorney handle notices. Good Cause Eviction protections may apply.

Frequently asked questions

How much notice do I need to raise rent or not renew a lease in NYC?

Under NY Real Property Law §226-c, for a rent increase of 5% or more or a non-renewal you must give written notice of 30 days if the tenant has lived there under a year, 60 days for one to two years, and 90 days for two years or more. This generator computes the effective date for you.

How does a 14-day rent demand work?

A 14-day notice to pay rent or surrender (RPAPL §711) states the total rent owed and gives the tenant 14 days to pay or move out before the landlord can start a nonpayment case in Housing Court. Service must follow the RPAPL.

Is a CertRent-generated notice legally valid?

The generator produces a correctly-formatted, correctly-dated template. Whether it is valid also depends on proper service under New York law, so many landlords have an attorney review or serve notices. This is not legal advice.

What is the difference between a non-renewal notice and an eviction?

A non-renewal notice ends a tenancy at the end of the lease term with the required advance notice. An eviction requires a separate court proceeding. Good Cause Eviction protections may limit non-renewals for covered units.
