How CertRent works

What CertRent Is

CertRent is a free platform that helps Los Angeles renters build a verified renter profile and share it with landlords through a single, secure link. Instead of emailing pay stubs, bank statements, and PDFs to every listing you apply for, you verify your information once and control who sees it. For LA landlords and property managers, CertRent means a cleaner, pre-verified applicant packet, less back-and-forth, and fewer doctored documents to worry about.

CertRent is not a credit bureau and does not promise to raise your credit score. It is a transparency tool: it confirms who you are, documents your income and rent-payment history, and lets you present that record on your own terms. Everything below reflects how the platform works for renters and housing providers in the City of Los Angeles and LA County.

Step 1: Verify Your Identity

You start by confirming your identity so a landlord can trust that the profile belongs to you. CertRent accepts a range of government-issued IDs, and identity verification does not depend on immigration status. Under California law (AB 291), it is unlawful for a landlord to threaten to disclose or ask about immigration status to intimidate a tenant, and many LA renters use an ITIN rather than an SSN. CertRent is built to work with ITIN holders and does not require a Social Security number to create a verified profile.

Identity verification also protects you: a verified profile is far harder for someone to fake or copy, which reduces application fraud on both sides.

Step 2: Connect Your Bank for Income and Rent History

Next, you securely connect your bank account through a read-only connection. CertRent uses this to confirm your income and, where available, your recurring rent payments. This replaces the stack of pay stubs and bank statements landlords usually ask for, and it shows a landlord real, verified deposit and payment activity instead of a screenshot that could be edited.

Documenting your on-time rent payments can also feed into optional rent reporting. Under California's AB 2747, in force since April 1, 2025, many larger landlords must offer tenants the option to have rent payments reported to a credit bureau (subject to the law's exemptions). CertRent helps you keep a clear record of that payment history so you can take it with you from one LA apartment to the next.

Step 3: Add References

You can strengthen your profile by adding references, such as a previous landlord, a property manager, or an employer. References add human context to the verified data, which is especially useful if you are new to formal credit, self-employed, or paying with an ITIN. Because your income and identity are already verified, references become the final layer of trust rather than the only thing a landlord has to go on.

Step 4: Share One Link

When your profile is ready, CertRent generates a single secure link. You decide who receives it and what it contains, and you can share the same link across multiple LA listings instead of rebuilding an application every time. You stay in control: the landlord sees your verified profile only because you chose to share it.

Sharing one reusable profile can also help you avoid paying duplicate screening fees. California caps what a landlord may charge to screen an applicant (Civil Code section 1950.6, roughly $65.86 as adjusted, with AB 2493 adding new applicant protections), and state law (Civil Code section 1950.1, expanded by AB 2559) encourages landlords to accept a reusable tenant screening report on a voluntary basis. Bringing a ready-made verified profile gives you a strong reason to ask.

How It Works for LA Landlords

For housing providers, CertRent turns a messy inbox of attachments into one consistent, verified packet. You receive a link showing the applicant's confirmed identity, verified income, and payment history, plus any references, without chasing documents or trying to spot forgeries.

Using verified profiles also supports fair, compliant screening. In California, source of income is a protected category (SB 329 and SB 267), so landlords must consider vouchers and other lawful income sources; because CertRent surfaces verified income rather than just an employer name, it helps you evaluate applicants on consistent, lawful criteria. CertRent is a screening aid, not a substitute for following the City of Los Angeles and California tenant-protection rules that apply to your property.

Your Privacy and Control

CertRent is built around consent. Bank connections are read-only, your data is shared only through links you generate, and you can decide what a given landlord sees. The goal is to give LA renters a portable, trustworthy profile and give landlords confidence, without either side handing over more than necessary.

Frequently Asked Questions

Is CertRent really free for renters?

Yes. Creating and sharing a verified renter profile is free for renters. CertRent's aim is to reduce duplicate application costs, including the screening fees California law already caps under Civil Code section 1950.6.

Can I use CertRent without a Social Security number?

Yes. CertRent supports ITIN holders and does not require an SSN. California's AB 291 also protects tenants from immigration-status-based intimidation during the rental process.

Will CertRent raise my credit score?

No. CertRent does not promise any credit-score change. It documents your verified identity, income, and rent-payment history so you can present a stronger, honest application. Separately, AB 2747 (effective April 1, 2025) requires many landlords to offer optional rent reporting.

Do LA landlords have to accept my CertRent profile?

Landlords are not required to use CertRent, but California law (Civil Code section 1950.1, expanded by AB 2559) encourages accepting a reusable tenant screening report voluntarily, and a ready-made verified profile gives you a strong basis to ask them to skip a duplicate fee.

Is my bank data safe?

Bank connections are read-only and used only to verify income and payment history. Your information is shared solely through the secure links you choose to generate, and you control who receives them.

Does CertRent replace following LA tenant laws?

No. CertRent is an educational verification tool, not legal advice or a compliance service. Landlords and renters should still follow City of Los Angeles, LA County, and California rules, including source-of-income protections under SB 329 and SB 267.
