New York Residential Lease Agreement — Free
Legal advice recommended before use.
A plain-language New York residential lease agreement you can fill in right on this page, sign, and download as a completed PDF — free. It already reflects the New York rules landlords miss most: the one-month security-deposit cap, the 5-day / $50-or-5% late-fee limit, the 14-day deposit return, and the disclosures and riders every NY lease needs. Fill in the bracketed terms below, attach the riders that apply, and have an attorney review it before signing.

This is a template, not legal advice. New York leases must include required disclosures/riders (lead paint, bedbug, window guard, sprinkler, flood, and the rent-stabilization rider where applicable). Have an attorney review before signing.

Frequently asked questions
Is this New York lease agreement template free?
Yes. You can fill it in on this page, sign it, and download a completed PDF for free — no account required. It is a starting-point template, not legal advice.
How much can a security deposit be in New York?
No more than one month's rent. Since the Housing Stability and Tenant Protection Act of 2019, New York caps residential security deposits at one month, and the deposit must be returned within 14 days of move-out with an itemized statement (GOL §7-108).
Can a New York landlord charge a late fee?
Only after a 5-day grace period, and the fee cannot exceed the lesser of $50 or 5% of the monthly rent (Real Property Law §238-a).
What disclosures and riders must a NY lease include?
Depending on the building: lead-paint disclosure (pre-1978), NYC bedbug disclosure, window-guard notice, sprinkler notice, flood-risk disclosure, and the rent-stabilization rider for stabilized units, plus the tenant-rights notice under the 2019 HSTPA.
Do I need a lawyer to use this lease?
This is a template, not legal advice. Have an attorney review it before signing — especially for rent-stabilized units or where Good Cause Eviction applies.
